The Challenge and the Vision
In the early 2000s, a forward-thinking entrepreneur embarked on the ambitious project of restoring a historic feudal residence in the La Spezia area, which at the time was in a state of complete abandonment. The vision went far beyond a simple renovation: the goal was to recreate not only a classical and luxurious residence, but an entire complex capable of evoking the grandeur of a castle.

Our Strategic Intervention
Working alongside the client, our studio managed a comprehensive redevelopment process. A key step was the recovery and strategic acquisition of a large portion of the surrounding feudal lands, allowing the property to regain its original extension of approximately ten hectares.
We guided the entire bureaucratic and design process: through detailed planning and effective mediation between public authorities and private ownership, we obtained over the years the numerous municipal authorizations required for extensions and new constructions. We provided a full “turnkey” construction and project management service, overseeing the project in all its phases until the achievement of the current result.
The Residential Complex and Exclusive Amenities
The estate is now composed of a majestic central manor villa, complete with a striking tower. The interior amenities are of the highest standard and include a swimming pool, saunas, a private cinema room, large dining and ballroom areas, multiple guest spaces, a private garage, and an exclusive gym.
In parallel, adjacent buildings were acquired and renovated, strategically placed on the rental market. The vast park has undergone significant landscape engineering: the land is cultivated, part of it is dedicated to energy efficiency through the installation of photovoltaic panels, and a charming private lake has been created, framed by classical statues and stone-paved walking paths that extend throughout the estate.
